We need to assess which repairs are needed (hopefully you won’t need any), to estimate the roof’s lifespan, and to issue the certificate of inspection. This certificate can be a selling point for buyers if you’re trying to sell your home.

However, if you’re the one attempting to buy a home, remember that only a roofing inspection specialist can truly determine how long a roof will last. The home inspector will only point out trouble areas noticeable from the ground but that obviously will not show everything and therefore he or she cannot give you a correct estimate on how long the roof could last or if there are any major trouble areas.

What Will the Inspector Look at?
