Here’s a few tips on how to avoid roofing nightmares:

Inspections

Regular inspections guarantee that your home will be safe from any damage. However, while you can inspect the roof yourself twice a year, it’s still best for your to get your roof inspected by a professional roofing company. Professionals often spot issues that homeowners don’t notice.

Checking for Leaks

One issue you can watch out for when performing a home inspection is leaks. Any home inspection should start with looking for signs of a leak. If you can manage it, look for leaks after a heavy rainstorm. The signs of a leak will be most obvious at that time. Walk through the attic and see if you can spot water damage. Walk through each room of the house and inspect the walls and ceilings. If you see wet or dark spots in the ceiling that could be a sign of a leak and/or that your roof needs professional repairs.

Checking for Cracks

After you check the inside for signs of a leak, the next thing you should do is check the outside for the signs of cracking or other damage on the flashing that’s located around the chimney and vents and the shingles that are on your roof. Cracks in the flashing and missing or damaged roof shingles are the most likely issues to occur. Also check out your gutters to see if there are any roof granules. If there are a lot of roof granules in the gutter, it’s possible that your shingles have aged past their use and that they should be replaced with new shingles. Remember that damage to shingles includes curling, cracked, missing, blistered, or decayed looking shingles. All of those indicate that you need to have your roof shingles replaced.

While you should regularly (and thoroughly) inspect your roof, at least twice a year, you should also check out your roof and the inside of your house after a bad storm. For instance, if there’s a hailstorm, you might need to go on your roof to see if your shingles are bruised, missing, or cracked in order to determine if they’ve been damaged by hail. And if there’s been a tornado, you’ll need to see if any of your shingles have flown off the roof because of the strong winds.
